ADP Leader Hon. Nnamdi Omeje Applaud Enugu State House of Assembly.

 

As the leader of the Action Democratic Party (ADP) in Enugu State, as one who is very close to the masses, I am compelled to address the newly proposed Enugu State tenancy bill. While the bill's intention may be to regulate the relationship between landlords and tenants, it is imperative that we ensure fairness and protection for all parties involved.

Protecting Tenants' Rights

The current bill, in its present form, imposes an undue burden on tenants. I strongly advocate for the removal of legal fees from tenants, as it is the responsibility of landlords to engage legal representation. Asking tenants to pay legal fees after already paying agency fees is tantamount to extortion. This double payment will only serve to further exploit vulnerable tenants, exacerbating the already precarious living conditions faced by many.



Moreover, I recommend that the bill includes provisions to:

- Regulate agency fees to prevent exorbitant charges

- Establish a clear and transparent process for rent payments and disputes

- Provide adequate notice periods for rent increases and tenancy terminations


Mass Housing for Low-Income Earners

Furthermore, I propose that the Enugu State government prioritizes mass housing projects for low-income earners. This initiative will alleviate the pressure on private homes, providing affordable and decent living conditions for our citizens. By investing in mass housing:

- We can reduce the housing deficit and curb the proliferation of slums

- We can provide a safety net for low-income families, ensuring they have access to secure and affordable housing

- We can stimulate economic growth by creating jobs and stimulating local economies. 

I urge the Enugu State House of Assembly to reconsider the tenancy bill and incorporate provisions that safeguard the interests of tenants. It is our collective responsibility to ensure that our laws promote fairness, justice, and the well-being of all Enugu State residents.

I also call on the Enugu State government to prioritize the welfare of its citizens by investing in mass housing projects and regulating the rental market to prevent exploitation.

Finally, I call on the well meaning and stakeholders to support the bill and the state assembly not to delay in passing the bill for the good of our citizens.

Together, we can create a more just and equitable society for all.
